Extending an Individual Lease
One of the drawbacks of owning a leasehold property is that it’s a diminishing asset; the fewer years that remain on the lease, the less valuable it becomes and the harder it is to sell.
To help offset this, and after owning the property for two years, the leaseholder has the right to extend the lease by 90 years.
Whether you’re a Leaseholder or Freeholder we can guide you through all of this and offer specialist advice on the valuation and negotiation.
Collective Enfranchisement
For groups of leaseholders, there’s also the option to collectively enfranchise in order to buy your freehold.
This is the process by which leaseholders can force the freeholder to sell you the freehold through compulsory purchase. Doing so allows you to then run your own affairs and have direct control over the management and maintenance of the building.
It’s also another way to obtain a lease extension if lease terms are low.
