If you’re buying or selling a property – and before you commit to anything – it’s important to go in with your eyes wide open to any serious problems or risks that could prove expensive.
As qualified surveyors, that’s what we’ll help you do, backed up by the right survey to give you all the information you need to make the right decision.
HomeBuyer Report
Suitable for a conventional house, flat or bungalow that’s built from common building materials and in reasonable condition, the HomeBuyer Report gives you extensive information on:
- Our findings following an in-depth inspection;
- Our professional opinion on the property’s market value;
- An insurance reinstatement figure for the property;
- A list of any problems that may affect the property’s value;
- Advice on recommended repairs and ongoing maintenance;
- Issues that need to be further investigated to prevent serious damage or dangerous conditions;
- Any legal issues that need to be addressed before completing your conveyancing;
- Useful information on location, local environment, and any recorded energy efficiency figures.
The Building Survey Formerly called a structural survey, this is useful for when you’re dealing with a large, old or run-down property, a building that’s unconventional or altered, or if you’re planning to undertake major work.
Whilst it costs more than the other survey reports, it is a diagnostic report which gives extensive and bespoke information on the structure and fabric of the property, including:
- A thorough inspection and detailed report on a wide range of defects and issues;
- A description of any visible defects and potential problems caused by hidden flaws;
- An outline of repair options and the likely outcome of them being left unaddressed;
- Advice and details for your legal advisers around any serious risks or dangerous conditions.
- Issues that need to be further investigated to prevent serious damage or dangerous conditions;
- Any legal issues that need to be addressed before completing your conveyancing;
- Useful information on location, local environment, and any recorded energy efficiency figures.
As a building survey doesn’t include a valuation, it’s also worth talking to us about how we can provide this as an added extra.
